Areas
Where the launches are, who each community suits, and how it connects to the rest of Dubai.

DAMAC Islands
1 current launch
DAMAC Islands is a tropical-island-themed townhouse and villa community by DAMAC in Dubailand, at the intersection of Al Qudra Road and Emirates Road. Clusters are named after island destinations and set around lagoons, beaches and water features. Phase 2 adds more townhouses and villas, with construction under way since 2025. Entry prices are below the more central villa communities, and payment plans typically spread most of the price over construction.

Dubai Creek Harbour
2 current launches
Dubai Creek Harbour is Emaar's waterfront master community on Dubai Creek, beside the Ras Al Khor Wildlife Sanctuary, with views across to the Downtown skyline. It is being delivered in phases, so there is a steady pipeline of tower launches. It is one of the closest new communities to DXB. Emaar lists more releases here than in any other community, which gives buyers choice but also means ongoing supply. Large parts of the wider community, retail and transport links are still being built.

Dubai Hills Estate
1 current launch
Dubai Hills Estate is a master community by Emaar and Meraas between Al Khail Road and Umm Suqeim Street, built around an 18-hole championship golf course and a central park. It mixes apartments, townhouses and villas, with Dubai Hills Mall, schools and King's College Hospital inside the community. Most current launches are apartment buildings facing the golf course or park. End-user demand is strong, which supports resale liquidity. Entry prices are mid-to-upper market for Dubai.

Emaar South
1 current launch
Emaar South is a golf-course community in Dubai South, next to Al Maktoum International Airport (DWC) and close to Expo City Dubai. It offers apartments and townhouses at some of the lowest entry prices in Emaar's portfolio. The growth case is tied to the planned expansion of DWC and the logistics and aviation employers around it. Current releases include mid-rise buildings and townhouses overlooking the Emaar South golf course, typically on 10/70/20 payment plans.

Grand Polo Club & Resort
1 current launch
Grand Polo Club & Resort is Emaar's equestrian-themed villa community in Dubai Investments Park 2, launched in 2025. It is built around polo fields and a clubhouse, with releases of 3–5 bedroom villas and townhouses. Emaar puts it about 5 minutes from Al Maktoum International Airport, 20 minutes from Dubai Hills Estate, 28 minutes from Dubai Marina and 35 minutes from Downtown Dubai. Prices start around AED 3.5M for the smaller collections and rise to AED 9M and above for estate villas.

Palm Jebel Ali
0 current launches
Palm Jebel Ali is Nakheel's second palm island, off the coast at Jebel Ali and larger than Palm Jumeirah. Nakheel relaunched it in 2023 and has released beachfront villas frond by frond, with each villa on the water. It sits at the top of the Dubai market: villa prices have started from around AED 18 million and early fronds sold out quickly. The project is long term, with infrastructure, retail and hotels still to be delivered.

Sobha Sanctuary
2 current launches
Sobha Sanctuary is a master community by Sobha Realty off Dubai–Al Ain Road, next to Sobha Elwood in Dubailand. Announced in January 2026 as a Dh50 billion project, it covers about 37.5 million sq ft and is planned for around 20,000 homes — roughly 18,000 apartments and 2,000 villas — delivered in phases over four to eight years. Sobha says about half the land is open space: a central destination park, green corridors, a 6 km leisure loop and a 9 km wellness loop. Plans include two international schools, a hospital, a community mall and a wellness centre. First handovers are expected from Q3 2029.

The Heights Country Club & Wellness
1 current launch
The Heights Country Club & Wellness is a wellness-themed villa community by Emaar at the junction of Emirates Road (E611) and Expo Road (E77), south of The Oasis. Emaar puts it about 10 minutes from Expo City Dubai and Al Maktoum International Airport, 20 minutes from Dubai Hills Estate and 30 minutes from Downtown Dubai. Releases so far are mainly 3–5 bedroom villas around nature trails, a wellness lake and outdoor fitness areas. It is an early-stage community, so amenities will arrive over the coming years.

The Valley
1 current launch
The Valley is Emaar's townhouse and villa community on Dubai–Al Ain Road (E66), near the Dubai Rugby Sevens stadium and Dubai Outlet Mall. It is being delivered in phases: early neighbourhoods such as Eden are established, while Phase 2 covers roughly 200 hectares with more than 4,500 homes planned. Releases are mainly 3–5 bedroom townhouses and villas, with entry prices below Emaar's more central villa communities. Typical Emaar terms here are 10% down, 70% during construction and 20% on handover. Commutes to central Dubai are longer, so it suits end-users and patient investors more than short-term flippers.
